Why "Cheating" is Good

I know...the title "Why 'Cheating' is Good" is controversial to say the least and perhaps offensive to most of you. Before you get me wrong and accuse me of being immoral or unethical, let me be the first to say that we DON'T lie, cheat or steal to make money in the real estate business.


When I was in 3rd grade, I was not able to do my homework. 15 minutes before the class, I saw a commotion...everyone were scrambling to copy the work of the smartest person in the class. I did not join the crowd. Everyone who copied her work got an "A" in their homework. I got a failing grade. I'd rather fail than copy someone else's work.


As you can see, I am a straight shooter.


That was then...I was in school and copying is cheating and not right.


But this perspective was changed when I started my own real estate business. I've realized that in some instances, copying someone else's business model is sometimes good - even mandatory. For example, Mr. W became extremely rich copying everything from his competition and improving on them. For 40 years, he visited every competitor's store he could find and picked ideas right from under them. And then he applied what he was copying and making them better than his competitors he copied them from.


And then an amazing thing happened.


Every little 'cheats' or every small thing he copied from his competition started adding up. Every small advantages accumulated into a big advantage such that one by one his competitors started losing business to him and some of them even folded.


Mr. W's copying has produced one of the biggest companies in the world.


Mr. W - who is Sam Walton - produced Wal-mart. If Sam Walton is alive today, he would be the richest man in the world. His multi-billion dollar wealth is divided equally among his 3 children - each of whom belongs to the 100 richest people on the planet.


Why am I telling you this?


Simple. I would like you to 'cheat'. I would like you to copy what is working in my business so that you will STOP reinventing the wheel, you will avoid the mistakes I've made and just like Sam Walton, you can accumulate small advantages that will produce a huge impact on your bottomline.


What are some of the things that you can copy from me?


1. Marketing is the key that unlocks the vault. Don't worry about the market. Don't worry about the recession. If you have enough marketing out there, you should be able to get properties you can buy at a discount and you can sell them quickly.


2. Bandit signs work the best. You know - bandit signs that say something like "Foreclosure, Worth $100K Yours for $30K" work. Putting out 10-20 bandit signs (if done right) a week sell will produce the most number of calls from prospective buyers. I know that's not sexy or profound...but it works.


3. If marketing is the key that unlocks the vault, your buyers' database is your "vault" (of money). If you know how to build one, you're on your way to building a on-going source of profit. One of my students was able to build a buyers' database of 1,000 buyers. If only 1% of buyers buy from him every year - that's 10 properties every year.


One way to build your buyers' database on an on-going basis is to have a squeeze page instead of a website. A squeeze page is where your prospective buyers give you their name and email address in exchange for you giving them a special report, or anything of value. Bottomline: Copy what other successful real estate entrepreneurs are doing and you'll be making money even in this real estate market.
